How our leases work

Every suite is modified gross, and that matters

A low triple-net base rent can end up costing more once property taxes, insurance and common-area charges are added on top. Modified gross makes your monthly cost more predictable.

Compare total occupancy cost per square foot, never base rent alone.

Leasing FAQ

Industrial and Warehouse Leasing FAQs

The questions tenants ask before they tour. Need something specific? Call the leasing team at 248-246-1752.

What warehouse and industrial spaces are available?

We offer warehouse, flex, and small-bay industrial suites at three Metro Detroit properties:

  • Z Novi Commons: approximately 1,475–2,800 square feet
  • Northville Research Center: approximately 1,600–5,800 square feet
  • Rankin Business Park in Troy: approximately 1,287–10,000 square feet

Availability changes frequently. Visit each property page or contact our leasing team for current suite sizes, layouts, and pricing.

How much does it cost to lease warehouse space?

Current advertised rates start at approximately:

  • Z Novi Commons: $17 per square foot per year, modified gross
  • Northville Research Center: $20 per square foot per year, modified gross
  • Rankin Business Park: $11.95 per square foot per year, modified gross

Rates vary based on the suite, size, condition, office buildout, lease term and included expenses. Ask the leasing team for a complete monthly cost breakdown before comparing spaces.

What is the smallest warehouse space available?

The smallest suite sizes are approximately 1,287 square feet at Rankin Business Park, 1,475 square feet at Z Novi Commons and 1,600 square feet at Northville Research Center. Actual availability changes as spaces are leased.

Do the suites include office space?

All three properties offer suites that can combine warehouse and office space. Z Novi Commons suites are generally configured with approximately 80% warehouse and 20% office. Northville and Troy have a variety of configurations, ranging from primarily warehouse space to suites with larger finished office areas.

Can the office-to-warehouse ratio be changed?

In many cases, yes. Depending on the suite and lease terms, existing offices may be modified or additional office space may be constructed. Any alterations must be reviewed and approved by the landlord and may require municipal permits.

Do the warehouses have overhead doors?

Yes. Overhead-door sizes vary by property:

  • Z Novi Commons: 10-foot grade-level doors
  • Northville Research Center: 12-foot grade-level doors
  • Rankin Business Park: 14-foot grade-level doors

Loading configurations vary by individual suite.

Are dock-high doors available?

Dock-high loading is available at select suites within Rankin Business Park in Troy. Some Troy suites have grade-level loading, some have dock-high loading and certain suites may offer both. Z Novi Commons and Northville Research Center primarily offer grade-level loading.

Can semi-trucks and box trucks access the properties?

Box trucks, delivery vans and similar commercial vehicles can generally access all three properties. Rankin Business Park is the best option for businesses requiring dock-high loading or frequent larger-truck deliveries. Truck access and maneuvering space should be confirmed for the specific suite during your tour.

What are the warehouse ceiling heights?

Ceiling heights are:

  • Z Novi Commons: approximately 15 feet
  • Northville Research Center: approximately 16 feet
  • Rankin Business Park: approximately 16–18 feet

Prospective tenants should confirm the usable clear height within the particular suite because lighting, ductwork and other building components may affect clearance.

Are the warehouse spaces heated and air-conditioned?

All warehouse suites are heated. Most finished office areas are air-conditioned, and select warehouse areas may also have air conditioning. HVAC equipment and coverage vary by suite, so confirm your specific heating, cooling and ventilation requirements before leasing.

Are utilities included in the rent?

Utility responsibility varies by property and suite. In most cases, warehouse tenants are responsible for their own utilities. Private offices at Z Novi Commons may include utilities as part of the monthly rent. The leasing team will provide a complete breakdown for the space you are considering.

Is CAM included in the quoted rental rate?

It depends on the property and suite. Some rental rates include common area maintenance expenses, while others have CAM or other operating expenses charged separately. Always request the total monthly occupancy cost, including base rent, CAM, utilities and any additional fees.

What lease terms are available?

Most warehouse and industrial suites require a three- to five-year lease. Shorter terms, including a possible one-year lease, may occasionally be considered when a tenant accepts the suite in its existing as-is condition. Terms are evaluated individually.

Are annual rent increases required?

Annual rent increases may be included in the lease and will be disclosed as part of the proposal. The amount varies based on the property, suite and negotiated lease terms.

What types of businesses are permitted?

The properties are generally suited for:

  • Contractors and skilled trades
  • E-commerce and online retailers
  • Inventory and equipment storage
  • Light assembly or production
  • Distribution companies
  • Service and repair businesses
  • Professional businesses requiring office and warehouse space
  • Certain automotive-related businesses, subject to approval
  • Fitness or instructional uses, subject to zoning and landlord approval

Every proposed use must be reviewed for zoning, parking, utility demands, noise, environmental impact and compatibility with neighboring tenants.

Can I operate an automotive, manufacturing or fabrication business?

Possibly. Rankin Business Park is generally the best fit for manufacturing, fabrication and certain automotive-related businesses. Approval depends on the specific operation, including noise, fumes, hazardous materials, power requirements, parking, outdoor activity and municipal regulations.

Can the warehouse be used only for storage?

Yes, many suites can accommodate inventory, materials, equipment or business-related storage. The space may not be used for residential purposes or unapproved self-storage operations. The specific type of materials being stored must be disclosed and approved.

Is outdoor storage permitted?

Outdoor storage is not automatically included with a suite. Any exterior storage of vehicles, trailers, equipment, pallets or materials requires written approval and must comply with local zoning and property rules.

Is there parking for employees and customers?

All three properties offer on-site parking. Availability varies by suite and proposed use. Businesses with numerous employees, service vehicles, customer traffic or fleet parking should discuss their requirements before submitting an application.

Can I install signage?

Building or suite signage may be permitted subject to landlord approval, property standards and municipal sign requirements. Tenants are generally responsible for obtaining required permits and paying for their signage.

Can I make improvements to the space?

Improvements may be allowed with prior written approval. Depending on the lease, work may be completed by the landlord, the tenant or an approved contractor. Construction must comply with building codes and permitting requirements.

Do I need insurance?

Commercial tenants are generally required to maintain liability insurance and any other coverage required by the lease. Insurance requirements will be provided before lease execution.

How quickly can I move in?

Move-in timing depends on whether the suite is vacant, whether improvements are required and whether the tenant’s use requires municipal approvals or permits. An existing as-is suite can typically be occupied sooner than one requiring construction or a change of use.

Which property is best for my business?

  • Choose Z Novi Commons if you want a smaller, polished office-and-warehouse suite with a storefront-style entrance and access to I‑96 and I‑275.
  • Choose Northville Research Center if you want small-bay industrial space, Seven Mile Road visibility and convenient access to Northville, Novi, Plymouth and Livonia.
  • Choose Rankin Business Park if you need traditional industrial space, larger overhead doors, dock-high loading, manufacturing capabilities or as much as approximately 10,000 square feet.

How do I schedule a tour?

Call 248-246-1752, email management@jmzmanagement.com, or submit the inquiry form on the appropriate property page. Include your preferred location, desired square footage, business use, required move-in date and loading requirements so the leasing team can recommend the best available suite.
